Interview with Abdullah Al Nasiri, Post-Sales Manager
Q1. Could you please tell us about your job or your role at Muscat Bay?
a. The customer process service begins immediately after the signing of the purchase contract. This process ensures that the customer has the highest form of service, and like a valuable resource, the customer must be well-looked after.
b. Our tasks include: maintaining constant communication with customers, providing them with development updates on the construction stages alongside billing and collection management processes, coordinating with local banks in case of any funding opportunity, and answering any inquiry with regard to ownership or managing residences.
Q2. Counting down to the handover of the project’s first units, what are your expectations about the homeowners’ feedback?
The homeowners’ are extremely excited at the privilege of being able to be the first few to own a residential unit at Muscat Bay.
Muscat Bay is not solely a residential place, since it consists of various components including a marine section, such as the sea and the beach; tourism section featuring five-star hotels managed by the international operator, Jumeirah; and a green component which includes stunning parks. There are also several residential, sporting, and commercial facilities. The easy availability of such services provide a highly attractive environment, making all essential customer needs accessible within close proximity.
Muscat Bay should not be viewed merely as a project, but rather as an integrated tourism destination for both locals and foreigners.
Q3. How many units are expected to be handed over during the first-half of this year?
There are 85 residential units which are going to be delivered to their owners during the first-half of this year.
Q4. Are there any updates with regard to leasing out of commercial properties at the project?
The Company has almost completed developing the entertainment village, which will include commercial spaces that will be put up for lease. This area will be a key attraction for visitors and residents and will cater to their requisite needs.
Q5. Does Muscat Bay facilitate the process of renting out properties on behalf of homeowners? If yes, how so?
We are currently working with brokerage companies to find partnerships that will facilitate leasing operations. After handing over a property to the owner, in the event of a lease, we will provide forms that need to be filled out and sent directly to the brokerage company. We seek to provide only the best companies, which are known for their professionalism and commitment, and have various means to communicate with their customers.
Q6. What is the expected return on investment for homeowners renting out their properties (all properties ranging from studios to villas) in the first phase?
We are receiving several inquiries regarding leasing, which show peoples’ interest in living at such a leading project. For annual returns, we have conducted thorough research and we expect it to be in line with the market-based values.
Q7. What would you say to encourage those who are still hesitant about purchasing a residential unit at Muscat Bay?
Muscat Bay is a new destination representing modern lifestyle in Muscat. It features the beautiful combination of nature, calmness, and pleasant air of the bay. The residents will enjoy an ambience of ultimate serenity away from the hustle and bustle of the city, cars, planes and crowds. Even though there will be several other tourism projects in the future, Muscat Bay will be distinguished by its strategic place overlooking Oman Bay and the ultimate privacy of the project that is hidden between the mountains.
This project will comprise of 400 units in a 2,000,000 m2 area; all of which exclusive and unique in terms of location and privacy.
